The Gallery @ NoHo Comons
I shouldn't be surprised that all the super newbies coming into North Hollywood and the "Noho Art District" aren't really doing their homework on their NEW PAD. It's amazing that the Gallery @ Noho Commons offers an alleged really great intro price and tries to market these new buildings that spout these so-called fabulous amenities like: Vibrant Arts District location surrounded by theaters, dining, shopping and nightlife Minutes to studios and 101 Freeway access Across from the North Hollywood Metro Station Controlled access parking with direct elevator access Dramatic pool and spa plaza Relaxing picnic areas with barbecue grills Resident access to The Studio featuring a WiFi Cafe, sound studio, athletic center, clubhouse with plasma TV, business labs with PCs They don't really explain what the area is really trying to do- Which is revitalize.. and that they haven't done a bang up job- trying to accomplish that. That is what brings the foolish unsuspecting, hardworking artist and sometimes low-income individual to the "Noho Commons." These people are expecting a lot of "bang for their buck," however what they find is a deceptive and misleading group of hungry developers and management firms that prey on the naive renter. Once you are in the buildings within the "Noho Commons" you'll find to your utter dismay the lack of maintenance and major mismanagement coupled with a high turn-over of staff. You'll wonder and say: "Ah...it's just a faze.. it's cause they're new.. I'll talk to them." Then you'll realize - it really doesn't matter what you say, because once they have you in a lease.. you are trapped and the bottom line is that THEY REALLY DON'T CARE!! You have only a few recourses- A) Find a new place. B) sue them for "breach of contract" C) take care of the problem yourself and deduct it from the rent if its a warrantable issue. D) Do nothing and stick it out until your lease expires. http://www.dca.ca.gov/publications/landlordbook/catenant.pdf It's a shame that with the way the housing market is today a serious, respectable California resident can't get affordable housing management giants like - Fairfield Properties LLC and others to make good on their mission statements. Their street of intersection for the Noho Commons is even "FAIR" avenue - but believe me ... NOTHING about their policies, procedures or provisions for their residents is even remotely FAIR!! It just goes to show you.. If you package it well- It will sell!!- Just remember- if someone is selling well-packaged dog doo-doo it doesn't mean you should buy it!! This is just a sample of some questions you should ask- before leasing within the Noho District. 1) Does the owner plan on selling the building - if so - how soon? 2) I need to be able to see some other sections of the building that are not model units, can you arrange that? If they can't find out why. 3) How often do they come- and who is your on-site pest control company? If they have one -get the telephone number from the web and call them to find out how many times they've been to the building - and for what type of infestation. 4) What units if any are condo conversions? 5) What is the turn around time for a maintenance request? 6) How often are common areas maintained? 7) Does the management site owners of pets for unremoved defecation? * Most Important:- Never rent a unit anywhere unless you talk to some of the residents that are already living there!! Don't ask for permission- just go to a few doors before you leave and see if you can find out from your neighbors what kind of DEAL you're really getting!! Hey, I'm hoping to move to NOHO arts district soon. I definately don't have the cash to pay for some fancy shmancy place like the Gallery. But you seem to have some clue with the apartments. I'm looking for a one bedroom that accepts pets around $1100 or less. Know of anything? I'm just a "hip" chick hopin' to add to the NOHO flave! |
